danke für deine Antwort. Der Mietvertrag ist relativ kurz und ich bin mir eigentlich (fast) sicher, dass ich alles verstanden habe. Ich kopiere mal den Vertrag hier rein, in der Hoffnung, dass du dir es kurz anschauen kannst und falls es nicht geht, dann kannst du es ignorieren. Alles soll in den 240 € enthalten sein.

Rent and Deposit:
The rent for this room will be €240.00 per month.
The amount includes rent for the room, heating, water, electricity, garbage disposal and internet. This amount must be paid 1st week of every month to the following account

A deposit in the amount of €400.00 will be held for the duration of the lease and will be returned to the sub-tenant on the day the keys are surrendered. However, a minimum notice of month shall be given if the sub-tenant wants to move out. In case of any damage caused by the sub-tenant to the property this amount shall be held until the repair costs are borne and the remaining amount shall be returned. If the repair cost exceeds the deposit amount the additional cost has be bored by the tenant.
Rules:
The major rules regarding this house are as follows:
- The sub-tenant shall share 2 bath rooms, a living hall, a kitchen, garden and the parking space along with the other tenants.
- Smoking not allowed anywhere inside the house.
- Sub-tenant shall comply for cleaning of the property in turns with other tenants.
- Shall not cause any damage to the property. In case of damage the sub-tenant shall pay for the repairs of the same.
- If the keys are misplaces the charges for the same shall be borne by the sub-tenant.
. By signing this agreement, the renter acknowledges that a complete list of these rules has been provided to him or her, and that the renter has read and understood these rules.
The owner has a right to enter the house with an advanced notice of 24 hours for any reason. In an emergency, owner may violate this right and enter immediately. Emergencies include those instances in which the property is in immediate danger, such as from a fire or flood.
The sub-tenant will make his or her best effort to keep the house in good condition. No major alterations will be made to the house without prior discussion with the current tenant and the owner. This includes painting, changes to the lawns, and installation of any permanent changes. All maintenance for the house will be taken care of by the owner, and the tenant must notify the owner immediately of maintenance required.
Signing this agreement implies full understanding of the above conditions and the rental agreement. This agreement cannot be altered without full informed consent in writing provided by both parties. In certain cases of violation, the sub-tenant may be required to vacate without appeal.
